Then plan a way to generate or buy the required leads i.e. phone duty, open houses, running adds, bandit signs, flyer drops, cold calling fsbos, handing out cards to everyone you meet ect.....Then eat, sleep and breath real estate and you should hit your goal.

This is a long post (typical for me, I guess), but if you're in a military market during wartime, or a base with a lot of long-term TDY personnel, it's well worth the read:Since they're still recalling reservists, you can also try and target Marines who've come back to active duty and are getting TAD/TDY per diem.

That's why I buy them at that price and they just talk about it.Either way if your agent, friend or not, went around you like that, then they are being extremely unethical not to mention breaking their legal fiduciary duties to you.

Another idea I had was to take four heavy-duty greentreated beams, erect them into the ground, and build a small 8'x10' structure on top of them that I could live in.Wooden shed - you know how you can buy those wood shed kits (like this) at Menards, Home Depot, etc.?

If what you do looks more like brokerage than investing, they will demand to see your license and hold you to the standards of behavior of brokers—most notably a fiduciary duty to the client.
