The best way I have found to learn is to be in the game. 

It’s a game-changer for getting into a 2-4 unit property with low or no down payment—perfect for scaling.You’re doing all the right things—learning, networking, and making moves.

The true definition of "owner financing" is that the owner of the home is providing the financing to acquire a property.  

Nice thing here is property maintenance/expenses is turned over to the tenant/owner and you're out of the landlord game, but still get monthly income.  

They would have to foot the bill and also pay for the removal (up front) - because maybe they will work the disposal correctly, but there will be a next tenant - so that decision could have expensive consequences for them.When you present them with the true cost of install and removal, it may not be that important anymore..

The same is true for any property in the world.
