Our area is heavily touristic and has a healthy mix of families, other groups and young people looking to party, so we've found those longer night stays weeds out the bad apples.

But after crunching some numbers and noticing high HOA+fees, in today’s tourist economy after COVID, I’m not sure if it would profit enough to surpass the current LTR, especially when the LTR in San Diego market also has the potential for future value appreciation.

The property has both a lake and river and is a 5 - 10 minute walk from the small but artsty/funky downtown area which features about 10 festivals a year and draws both foreign and domestic tourists.
