The newer LVT ans LVP products have films and textures that make them hard to distinguish from the real thing.

best thing you can do is find some local area meet ups and get started with networking. i attended a great one yesterday at city center hosted by Jet Lending. they are here on BP as well... i can tell you i left there with 5 great contacts that will def help me move in the direction i was planning a lot faster...where in the burbs are you looking ?

Since the seller wouldn't budge on getting the roots removed for me, I payed up on my own to have the sewer line jetted to get rid of the roots ($425) and then have them re-camera (I had to know the condition of the pipe before moving forward).

Get extra house wrap and use that to cover the floors while they do the sheetrock/mud/texture.  

He specializes in drywall and matching textured ceilings and I have used him for everything from finishing basements, installing decks to fixing garage doors!

Gotta love that texture, right?
