Im sure you realize that there are at least 100 shades of white/cream out there.- J - I normally don't like to paint masonry but you can't fix ugly masonry colors without it.

I cant remember the color off hand (kind of a cream color with semi gloss white trim), but I did go with a good quality paint Behr premium ultra thinking that it will hold up longer.

@Molly Jacobsen thank you Molly - I am finding out that private flood insurance DOES exist - so I'm very happy - and you're right - I do need to wait till policy ends to renew but that is OK - I got quoted some great prices that may shave off almost $100 / month when I can switch over - that equates to more cash flow - dollar for dollar.
