John Thedford I am also looking at properties out of state, but I keep an eye on my neighborhood here in the Valley and if a property makes sense with the numbers I act on it.

I currently live in Dallas tx but its a hot market, I have been looking in to Killeen tx or Rio Grande Valley Area, Also Memphis TN.

I was stunned by the amount of development between Richmond/Rosenberg and Sugarland, in those low-lying areas along the Brazos River.  

Chris---I'm an attorney in Wood River and part of the Bigger Pockets family.  

Everything has some cycle, however, so there can be peaks and valleys even during the "good" months.

I would invest in a rental property from the start not house hack but if you want to start with house hacking if you can move across the river to NJ it's a perfect place to house hack.

I've decided to look outside of the area and found the Central Valley to be most appealing due to job creation.  

Hi all, we are looking into doing BRRRR in Lehigh Valley area (mostly likely Easton), and one piece of advice we got is that we should line up a local bank before going into projects.

I'm in the valley too.
