When I did a google search I notice an article in the Morning Call from Jan 2012 with the headineLandlords sue city over rental unit fee hikeLawsuit calls the $75 fee "an unlawful special tax."

They hear "eviction" "late rent" and "property damage" and think we're gluttons for punishment. 

Remember that folks may smoke or worse in your house unless you communicate the policy and punishments up front.5.

Here's what I do - whenever I serve any type of notice (i.e. pay or quit, unlawful detainer, etc), I list every person named on the lease AND add something to the effect of "AND ALL OTHERS IN POSSESSION". 

Some say good-riddance when they are gone, others (Including me) think they should be held accountable for their actions and take appropriate steps to pursue them legally as much as feasible.Whenever I have a rotten-egg, I make sure to do all the necessary steps to remove them legally, such as unlawful detainer, possession order,  with filing an eviction and performing it as a mandatory step.

Charlie LeDuff is a total celebrity around here, and for good reason -- he does amazing stuff.Michigan recently passed a few laws meant to expedite evictions and increase punishments for squatters.

It is unlawful to prepare a deed, mortgage, note, guarantee or lease unless (1) the party is a licensed member of the bar (2) the specific document is approved by the Supreme Court of the state (3) the party possesses a license giving some exemption specific to the document.  

Smart money: hire a local law firm in DFW area with practice specialty in landlord/tenant law, specifically unlawful detainers.

@Wayne Brooks    I need to get tougher skin, i don't want to punish the buyer for hiring a bad lender, i suppose i might want to redirect that to the agent since it's maybe more their fault.    

A judge or attorney can spot a novice a mile off and it won't help your position, especially if you write terms that favor one side much more than another (popular with gurus).Don't write contracts for others, that is the unlawful practice of law, if a deal blows up the judge will ask "who wrote this?".
