I realized that my competition was reaching the target audience faster and more efficiently.Wholesaling is not about convincing someone to sell you their house; it's about finding sellers who are in need of your service as a wholesaler.

When interest rates went up, I was having to leave too much capital in deals in my target market, usually more than my acquisition outlay and rent-ready repairs.  

The only reason you should not enforce action is if its contrary to an applicable law or regulation...Here is another section from Seller Covenants:Seller agrees to honor requests for execution of endorsements of Mortgage Note from Seller to Buyer if made within thirty (30) days following the Transfer Date, after which Seller shall not be obligated to honor such requests.So if there was an issue with a prior document, after 30 days they can tell you to go pound sand - and based on court documents, this has happened.

A few things I do personally for clients is: create a P&L, market to my buyers list, pre-market the property online where the target audience is, and make a plan for bookings and the booking calendar to minimize losses while up for sale and operating simultaneously.  

Are you targeting single family homes or multi-family units?

Prices on everything I own have gone up 2-3x and my cash flow went from ~$150/door to $500-$600.I still believe Detroit offers that opportunity today and is why I continue to pound the table on it.

Depending on your target market, you'll still be able to find some good deals (depending on your strategy).

We're currently looking to purchase a property for <$500K so Phoenix is not a good fit necessarily for this first investment, but may consider increasing our target price for future purchases.

First thing I'd recommend is figuring out your target market.
