Fast forward to the beginning of 2024- we started using Furnished finder and renting out nearly half the house on 30-90 day increments and were fully licensed as a short term rental.  

I put supplies on the job site.

That's the step I'm on to confirm what I believe are the following key items:1.

i would pick a market where you can supervise / be hands-on / be the QB. 

Purchase price: $525,000 Sale price: $575,000 I regret selling this property but was moving out of state at the time so it made sense to sell.

But you should judge your PMs on more than just price.

And what is your price point and are you looking for turn-key properties or something along the lines of a "fixer upper"?

Know your close date and time line to turn the EM.

Don’t fill your purchase agreement with the seller full of “Weasel Clauses.”
