Why do you think purchase contracts are so long and have such small print?

I am here to create a business strategy that protects personal and business investments and mitigates risk,  procure a coach or mentor, and set up tax strategies to create long-term wealth for myself and my family. 

With that said, the income can still offset the cost of holding the property as a long-term investment.

If you are looking at this property from a residential and rental perspective, then it may work as long as you are willing to put your own income into the property. 

Many Texas cities are incentivizing developers to build affordable housing units, but challenges remain around keeping these homes accessible long-term.

You can negotiate anything you want as long as you and the person you hire agree to it.

The pocket thing seems nice as long as you could control who moves in and who does not move in. 

As for your Index funds, if you were trading indices such as SPX, you would have the favorable tax treatment accorded to §1256 Contacts:  60% of gains are Long Term Capital Gains, and 40% are Short Term capital gains.
