Disclamer: I have an RE licence as well but I mostly use it to broker properties that are great investment deals but do not feet my "buy and hold" niche"Ps, I would be curios to see what@Joel Owens thinks of CCIM certification.

The Genting Project is yet to commence as it needs its casino licence to be issued.

If you can get it into a constant flow, it should be fine, and you make at least %40 more, I would also consider getting a STR licence as an owner occupant since you are currently living in it that could also work well. 

@Alex Varner I usually ask for their licence, insurance and few references.

If one needs a RE agent licence to sell real estate, can it be from any state in the USA for any type of property?

I have just graduated and passed the licencing requirements to become a real estate agent, having purchased a few property's before and never being satisfied with my agents, I decided nobody will be a better agent for me, than me.

The issue is marketing properties before you own them and without a licence. 

If you do choose an out of state structure you may need to licence that in MA.LLCs are flow through structures so the profits go through to be taxed in the hands of the members.

Let them know pets are welcome but the additional cost of ware and tear needs to be addressed.Include all pet requirements in the lease, rabies shots, licenced, no barking, poop and scoop etc. and set the rents $50 - $100 over market.
