Any advice on how best to accomplish this task?

I understand that it may take time to build the capital for larger deals, but I’m committed to making it happen. 

Our major focus has been developing two larger (for us 220/365 units) locations in a larger town and we haven't looked back at our original locations.

We would certainly reach a larger audience and probably get a better price, but that would have to be with someone dealing with conventional financing most likely.

As for sellers, perhaps they need this one to contribute to the purchase of a larger property and time is ticking on the exchange.  

It's hard when lower balance loans like this because the flat fees like processing and underwriting seem high as a percentage of the loan, but the reality is that it's the same amount of effort (generally) to process/UW a larger loan and a smaller balance loan.

Commercial properties, in particular, are often part of larger portfolios managed by firms handling vast amounts of tenant and customer data.
