When you send the tenant the itemized list of damages & costs, you may also include an item in your list that says something like: "After the tenant vacated the premises, there was a strong odor of marijuana in Rooms X, Y, Z.

OK  you have no opened yourself up to all sorts of folks that are going to approach you and many will be fakes just looking to steal up front deposits from you.I suggest you do this.Look at these companies websites.. they are real and they actually make loans etc.. and are tranparent.Lima OneKaviLending OneCivicAloha Once you read these you will get a feel for what experince you need what they charge up front which is usually nothing or just an apprasial and they are the direct lender no brokers that can really foul up your deals.

It sounds like your downstairs tenant just doesn't understand what it's like to live in an apartment and should find a single-family home where there's no noise or odors from adjoining units.

Said another way, my concern would be my claim is that the smoking is being done in the house while the tenant / guest would argue it is not happening in the house, rather the smoking devices are just laying around overnight which contributes to a slight odor in the morning but not enough to support the claim actual smoking is happening which would be a silver bullet for Lease violation.Let me know if the above makes sense or if I can provide additional information for clarification!

Pot odors will linger long after a tenant moved out, and a lot of future tenants will not like the smell, it is not for everyone, and hard to remove.Stop listening to your tenant and stick to the rules in your lease.
