I wish I had the wisdom and foresight that you display back when I was 19.It sounds like you have the motivation and work ethic to figure it out.  

I have the capability to create new construction/renovation plans that are structural in nature and bypass much of the guessing and the communication skills to display this to whomever may need it. 

The same breakdown should be done by a good Realtor selling an investment property but the MLS isn't friendly as far as displaying the numbers to the average person.
