With a portfolio lender, they will be looking at the DSCR, and any payments in a second position mortgage will be included in the DSCR calculation; plus, the debt obligation to the second will be used in computing any DTI.

My professional background is in information/computing security and for many years I conducted audits of corporate information security practices/postures.  

(Easy enough to compute: All their minimum debt payments, plus child support and alimony payments, plus their monthly payments to you, divided by the their gross income.)I like the TIC idea in my toolkit, however.

Nobody really makes 200%, if you are thinking building a house at $80/sf then selling it at 240/sf, then obviously you are not computing everything, land, loan costs, permits, zoning, tap fees, school district, fre dept fees, etc.

I am looking for that tweener I guess someone that has the discipline to save a little cash so they can do the repairs and is computer literate ( I am not) so they can post pictures  and do updates and write about it.
