That conversion will not trigger any tax.Unfortunately we can no longer eliminate all of the tax simply by converting to a new primary and living there. 

Hi everyone - I have on the market my own class B 60K SF metal warehouse that I am thinking about converting half of the facility into flex space to lease out.

I plan to convert it into student rentals.

If I knew 10 years ago what I know now about house hacking, I'd be doing it, but we are in a condo building we converted with friends - and our condo is paid off - so we're staying put for the foreseeable future.Thanks for the thoughts on lower cost areas and rehabbing.

What are you guys/gals using to convert these leads? 

Converting from investment to primary does not trigger the tax. 

Costs could easily escalate to $65/square foot or more depending on how fancy you go.I am also converting a large warehouse that will include some large RV and boat spots.

I spent $12000 converting the middle unit back into the third unit and rented that for $850.

Its the blind leading the blind and you won't now how to convert the leads a VA caller will give you.

I would like to know by what process can I get a Special Warranty Title converted to a General Warranty title, if I pay off the liens or second mortgages ?
