Yes - I believe that odds are better at making an NFL roster than sustained modest six-figure success in wholesaling.Most of this industry is filled with broke no income no job, no assets types who paid a large educational fee to one of the ~5-20 major gurus in the space and will never make meaningful income.

I am also looking to educate myself on how the real estate business works in the US. 

Many hard money lenders are happy to educate you about their program for free so you can refer borrowers to them.  

Question: I will of course educate myself on PM, but how many professionals out there are "certified PM"? 

In the last few weeks I've had a better education by investors who are actually doing this business successfully.

IMO the best investor contracts are short and simple enough so as to not be intimidating to sellers, but comprehensive enough to include all the necessary buyer protections and local requirements.

RE education has never been easier.  

I have harped on this point continually, but many investors limit themselves and their wealth building because they do not educate themselves on three foundation principles necessary to understand and utilize the most effective wealth and estate building tactics and strategies in real estate.

I can see the advantages of being able to get a down payment to reinvest in a small MFR and I will be able to capitalize on my lower interest for some positive cash flow.All of the disadvantages I can think of involve some upfront investment for legal advice and work, time for further education and that's about it.Any feedback will be greatly appreciated.Thanks all!

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!
