That is the ideal scenario but sometimes the communication doesn't happen or things get broken unexpectedly.

You can succeed even now if you have enough money so you are in control of when to sell, and your tenants are screened more than well.  

Do make sure that you are over-insured if anything, and as Chris suggests, don't do dumb things with the property.....no loose handrails, broken steps, etc.

Our storage units were broken into down below in the basement by these neighbors, nothing was done.

Is he able to kick him out if rent is paid on time every month and no parts of the lease have been broken?

It certainly could improve your cash flow but it won't help with finding prospects, screening tenants, maintenance, deposit dispositions, etc.
