The investor may still be willing to pay over market price for a number of reasons, such as accumulating individual properties adjacent for future development; to add to a portfolio of close by properties so synergistic effects may be realized; because he knows something that will lead to large increases in future value; because the property will return a higher net income than the comparable properties, etc.

Although they usually attract high-quality young professionals who have well paid jobs and easy to manage, I found the cash flow is just not as good as what I expected (which means a longer wait for financial freedom) and I will take me a while to accumulate enough to not have to work.

I still prefer Birmingham bc of the local knowledge I've accumulated here over the years but once I'm ready to move into new markets Huntsville is definitely on my list!  

Most people will move away from the hands-on stuff as they accumulate money and can hire stuff out, but there's no law saying you have to. 

If your reason is any purpose other than accumulating wealth, then an LLC may not be as important to you as an LLC is to me.

We're hoping to accumulate $150-200k in annual cashflow by that time. 

My suggestion would be to make a formal offer that has an addendum showing an amortization schedule, and the accumulated interest that would be added profit to the seller.

Seriously, considering turning down cash in your pocket today for cash flow that will accumulate over the next couple of years???? 

@Ryan McCook If you are in the accumulation phase of your investing, then it could make more sense to do a refi and continue to grow (TK, rent-ready or BRRRR).
