Building small units in small counts is expensive development.  

I am not a PM, but I do self manage about 50 units.

So house for house, apartment building for apartment building.Have your parents considered renting the house they are living in for two years and moving back into the rental unit for 25 months.

Ask how many units they manage and how much experience they have.

I find that putting a utility cap in the lease agreement they sign and calling their attention to it really helps make them more aware that they'll have to pay for excess usage so, fortunately, I haven't had to actually bill anyone yet, but the language is there if I needed to.

Am I correct in thinking that with the two units vacating soon, the property will be entirely vacant in 2 months if you also move out?

My first purchase was back in 2021 with a small little 8-unit Boutique Hotel in Florida.

We also updated the entire flooring, renovated the kitchen with new appliances, overhauled both bathrooms, and added new washer and dryer units.
