hey @Cross Colgrove, first I want to start with I do not know the Indi market, so that needs to be taken into consideration.First thing that stood out looking at the report is the refinance rate you have in there at 3.5%. is that a rate that you have validated and are confident you can get at the point in time you plan on doing the refi?

So this deal stood out because of the lower price and strong likelihood of appreciation in the short term allowing for a cash out in the near future.

The property is also under Los Angeles rent control and I always stood away from rent control, but this property will give me a profit of $1.5 million, or more in the next 10 years and that is the best I've found in the past 3 to 5 years.

Roof trusses need to be supported across the span, by load bearing walls, which then sit over the floor support beams, which are in turn supported by posts upon footings.
