The shipping container "idea" should only be considered if you need to ship living quarters overseas or get it somewhere remote.

'stepping over quarters to pick up pennies'If your concern is to defer any capital gains tax dependent on how long you've owned, usually 2 years or less, look into a 1031 exchange.

In Vegas I think they bought around 50 houses last quarter.  

Also all the base trim needs to come off the wall if possible. you could leave it on and use quarter round but that is questionable.

And yeah, I'm as tech as they come and I love going to Houston once a quarter and taking a 2 foot tall stack of $$ out of our VTM (the machine that people put cash in to loan $ onto their cards that are used by the W/Ds)

For example, he would be willing to put in half of the down payment, if we are trying to get a property where the other partner and I could only afford to put in a quarter of the down payment.  

Doing quarterly inspection would have found these issues while they were still tenants.

I am currently reading Yardi reports, Marcus and Millerchap reports, ABI, CBRE etc, but am interested to hear about other reports you may find key to your inveating like these monthy or quarterly reports, but also what kinds of material you are reading daily or weekly to keep up with your markets and the multifamily industry.Please share your thoughts and get some conversation going!

My main concern would be living in such close quarters if the people renting the rooms turned out to be dead beats.
