Some other banks will tell you 40% to manage your expectations but if you have a good credit and a the deal makes sense, the down payment shouldn't be above 30%.As to the managing of properties, if you can self-manage out-of-state in the US, there are no reasons as to why you couldn't do it internationally too and some investors do.

Alternatively you can do the LOC (line of credit) on it so you can retain the home but are definitely subject to today's current rate environment.

People keep posting on BP with poor ADU appraisals (and this matches what I hear at RE meet ups), but for some reason there is a reluctance to believe these posts.  

But pick a smaller number  and put a roughly believable 12% rate in the language and suddenly the purchases and celebrations start.In this case, there was also a poorly hidden "unless things go poorly" written.

They're shady builders with poor quality construction.

Sometimes the cheapest option isnt the best option, and most over-the-phone rate quotes (saying "I have 800 credit and 20% down, what's your best rate?")

Some lenders do have minimum credit scores to access these loan types, but it is the exact same qualifications for income and assets as non renovation loans. 

In most places you can deny on credit and criminal history. 

We talked to our accountant and she was recommending individual LLC's as well as individual checking accounts/credit cards etc..
