Hey nice to meet you PatrickI forgot to say that I’m an out of state investor but definitely want to come and join meetups I’m new to this market and thinking to invest on west Columbia, Lexington and Greenville on the northeast. 

I don’t think that is the person this sort of situation is meant for.

To elaborate how foolish this is, I receive calls on a daily basis from real estate brokers or wholesalers who ask permission to market properties I own "off market".

This means you'll get a good cash flow, but appreciation of the property will be low.In the phoenix area there is more ownership and less renting, but due to prices increasing faster than inflation we are seeing a rise in renters.

This hidden cost significantly increased my loan’s overall expense, and I only realized it after reviewing the final terms.

And this market 100% of the sellers have paid it (my market).
