I have talked to a few big banks and credit unions in my town and the short answer i've received is NO because the co-signer (my father) does not live in my household and is not on the deed.My question: Does anybody know anywhere I can open HELOC using a co-signer?

The average across Dayton for the total bill is about $180 per quarter per household. 

Also more importantly I have been able to start a family and co-run a household with my husband without having to worry about finances.

The single income households that I have are not service based employees, so I think that makes a huge difference. 

You can also expect the buyer to sue you for specific performance (court order to complete the sale) along with any damages like alternative housing, storage of his household goods, additional moving costs, etc.Unless there's something you're not telling us, it sounds like the broker did his job and got you an offer you accepted. 

Wealth Effects will Impact Top End of the Market: Some shift in the market is expected as households become less wealthy, which will reduce demand for real estate.

Honestly, if its a real nice place nobody wants a household hogging all the parking spots and the place looking like it has non-stop visitors.
