Also I've seen some pretty sneaky things from the guys on Lizard Lick Towing: Paying informants, putting out fake posters, etc.  

Get that money, evict them, lick your wounds and pick better quality tenants next time, and/or sell this property because it sounds like it's a very undesirable part of the market where you get poor quality tenants.

When it happens, look for ways to limit the damage, you lick your wounds, try to screen better next time, and make money on the next deal. 

Never would I use a lick box for the general population.

Another point that I want to make about buying these low income properties that I am finding is that most of these properties haven't had one lick of work done to them since the current scam lord purchased them years ago.
