The short answer is no,don't do it.You don't seem to be in the right mindset to become a member of my profession which is exactly what it is,a profession and not a hobby to pick up or put away at will.My profession requires lots of time devoted to learning both in and out of the classroom for at least 6 months to earn a license and the follow up sales training at the brokerage.It is not cheap either to get started with all the fees involved.From what you are describing about your personal life,family demands,and interests desired to pursue,I would concentrate on learning about investing in your spare time.Learn how to evaluate property for potential profits after repairs are done.Join an investment club and surround yourself with successful people who have already been through the process.Learn about hard money,gap funding,and what it takes to get the money you need when you need it.

I plan to devote around 10% of the space as an office. 

Sometimes, that sort of discussion sparks new ideas and help people, not just myself, focus on where they want to devote their time.

I decided to quit my six figure job to fulfill my real estate investment education and devote time to it, I knew it was the only way for me to learn anything and truly achieve the financial independence I was aspiring for. 

If I am going to devote time and network with folks who are just getting started, I expect a little more motivation to atleast set up an initial meeting.Who's going to take charge?

The book is mostly devoted to nogetiating purchase price on Multi Family.

There are a bunch that are devoted to travelling med staff looking for housing.

I am a smaller property manager that can devote more time to finding the right tenant for your investment.

Some people/ entrepreneurs will work side gigs for additional income after they have exhausted all available, and profitable hours that can be devoted to their primary gig.
