The great thing about real estate is that it's (usually) a leveraged bet on long-term inflation. 

But, I would not bet on a boom in rents or prices until 2026 at least. 

1st time landlord investing in Class C or possibly Class D neighborhoods renting to section 8 tenants' out of state is extremely tough to do. 

One question - how do you determine if a property is Class A, B, C or D?

Class C or not.If you have the cash available to swing the bat and are clever enough and have the experience to make it work, a shark food deal can improve your lifestyle.But what is shark food to one person could be biting off more than he chew to another--without a war chest of touchable/spendable cash.Which is what I mean when I say cash is king.just my 2 cents. 

I drove the property yesterday and I'd say its probably a C+ or B- property in what i would call a B  neighborhood.

Few tips I have been funding and buying out of state ( west coast) rentals since 2002.1. do not start with C and D class or let providers tell you they are C or agents its just human nature to puff this a little. 2.

there is more to this than just saying this is C or D class..   

@Peter Jin it depends on a million different factors other than the CoC.For instance, a 10% return on a turn key A grade property might be solid, while a 10% return on a C or D grade might be a nightmare.
