We've had zero phone calls answered or returned, multiple promises or calls "tomorrow" to talk through issues unmetAt this point we've hired another PM (Sadly MidSouth Homebuyers, whom we have other properties with and have had nothing but excellent experience, wouldn't manage this location) who is now going through re-keying the property and assessing the state of the rehab.This was a test property for us, so we learned what we wanted to learn on this transaction.

See who the major RE agents are and call them to assess and look over your property.Why are you trying to take a great investment to make worse investments either look better by paying off their high interest rates or investing into 10X far riskier investments.  

Nor can they see any construction plans to assess true value.

Once I know that I could better assess whether the use of debt to get started would be the best choice.All the best!

The Bond market agrees with that assessment and is dubious there will be more than 2 total cuts in 2025.

Which means to me that Zillow is cracking down on people hunting for arbitrage on its platform.Consider that, and other potential barriers, when assessing your marketing tools.

County has assessed for 200k but is worth more due to the area they are building homes left and right on that road and they are selling 300k+ and up.

It was also difficult to assess the heating situation after repairs since tenant refused to provide key to access unit for repairs and/emergencies, citing “privacy and safety” concerns.

I recommend consulting with a lawyer or a company that deals with setting up entities to assess what's best for you.
