I have heard that most cabins are failing inspection, but it is for easily fixable items like no exit map on each level or the charcoal grill being too close to the house etc.

Neighbors who invest and evict together, grill together, right, lol.

Literally got into RE while at a family BBQ about 15 years ago.

I just wanted to be sure you had not discovered some secret sauce, besides BBQ sauce there in Memphis.

-Tenant left behind a pool (against the lease) a BBQ, dishes, and a yard waste bin filled with trash.

I also send cover letters and flyers to every welding school, instrumentation school, and refinery in Kansas, Oklahoma, Texas, Louisiana, Arkansas, Missouri, Mississippi, Illinois, Indiana, Tennessee, Ohio, and Alabama.Amenities:  Washer/dryer and laundry detergent, kitchen with all appliances and utensils, cable tv in every room, wifi, sheets blankets and towels, soap, t.p. paper towels, outdoor grill. 

Insurance is going to be your main issue, as it is costly and having been on three boards, we were risk averse to changing it or losing it as I recall insurers bringing up details from bbq to pets, etc. and when you have a claim, really it seemed a struggle, and if they can get out of paying they will..even got dropped once...Maybe have the master policy professionally examined to see what is allowed and, worst case, explore if you can get legal help to work out a mechanism to hold the association harmless (be it your own policy, plus umbrella, and maybe indemnify the association for any claim)....some great advice here and some firms may be more willing to write the policy.
