before - meeting people in everyday life - I probably wouldn't have had the sense to realize that it is all right there in front of me, but lately - I have been meeting people - just in social circles, and it is very very weird - how "investors" who need to "dump" their money into real estate are coming out of the woodwork... and some of these are people that I have known of here in my area that were friends, and of very profile families in the country, but never thought in a million years they would want to do business with me...

I need conventional financing because I don't have a massive cash reserve and I'm looking for distressed properties because that what I can afford and I would like to do as much rehab as I can in my free time (I have a decent woodworking business so I have a lot of tools and experience).Do banks reject financing for all distressed properties or just ones with major structural or roof issues?

Even with my husband being a woodworker (building cabinetry, framing, installing trim, building vanities, etc.), his best friend being an electrician that rewired our addition and installed all of our new lights, my father owning a construction management company (getting us deals on some labor and materials) and my father in law being a general contractor, we still spent quite a bit on our renos.
