You may get the wrong length of lumber, not enough mortar, etc. and if you have to continuously run to Home Depot or Lowes to get building materials, you may just create additional work for yourself.

My novice opinion is that we are at the peak of the market right now and most "deals" I see are other smart investors who bought at the bottom and trying to unload their inventory.

@Mike ReynoldsIt includes refacing the cabinets, hardware for the cabinets, paint, materials for backsplash(countertop and tile), the subway tile backsplash that will be installed later on, the sink, the materials for the countertops and finish, the lumber, and misc materials.
