You may get the wrong length of lumber, not enough mortar, etc. and if you have to continuously run to Home Depot or Lowes to get building materials, you may just create additional work for yourself.

Before I go purchase new books I always like to check to see if I can find them used first. Anyone have any collecting dust they would like to sell? I scoured my local stores for any good real estate books to no avail...

My novice opinion is that we are at the peak of the market right now and most "deals" I see are other smart investors who bought at the bottom and trying to unload their inventory.

But I will seriously consider unloading some or changing them up if things get really crazy again..

Did they find a problem and trying to unload the project.

If they're going to make 100k on the deal...then it'll be tough to make them an offer where they unload the property for a much smaller profit. 

My assistant looks it up on the county website ... and WHOA ... it's an old Lumber baron's mansion. 4500 square feet. 8 bedrooms. 5 bathroom.

@Mike ReynoldsIt includes refacing the cabinets, hardware for the cabinets, paint, materials for backsplash(countertop and tile), the subway tile backsplash that will be installed later on, the sink, the materials for the countertops and finish, the lumber, and misc materials.

Prebuilt cabinets, lighting, granite, lumber, vanities, appliances, sinks and faucets, doors, paint, etc. where are you all buying from for your flips/rentals?
