We all have short memories lots in that part of SWF have been a yo yo in values for decades when the market is hot they go up when it cools they drop to 5 to 20k per lot.  08 09 saw builders in those market go poof.. builders from SE flooded there built a ton of inventory and could not sell it in the GFC I was buying brand new houses at foreclosure in 09 for 30 to 50k each.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

I ended up hiring two lawyers who agree that is unacceptable and yet $2,500 later I'm still at ground zero with them not willing to provide documents or the latest is them asking me for $500 for "copies" - also who knows what the documents would entail after they hired some family lawyer, which was likely paid out of the HOA dues.

I really advise doing everything you can to be on the same side as your residents and to be aligned with them, but some of them may not hold up their end of the bargain.
