Most scuff marks can be cleaned with soap and water or a magic eraser. 

For other expenses, I will use my Airbnb I end up replacing sheets a couple of times a year, replacement dishes (one set every year or two due to breakage), extra cleaning fees not covered by the guests or Airbnb's host guarantee, regular supply of consumables (shampoo, toilet paper, paper towels, dish soap, laundry soap, etc.

Not to stand on my soap box, but even if a legal strategy exists, it still feels "wrong" to me.

Spray it with bleach and clean with soap and water.

I send anniversary cards for the home purchase/sale, and two to three holiday cards a year.

One giant bubble grows slowly and gets bigger from only one or two driving forces and when it pops your left holding the wand with soap dripping down to your elbows.

We just got back from Bend, OR for our anniversary and we stayed at a very small studio condo.

It was a 10 year soap opera of watching the twice weekly delivery of drugs, not hidden at all, overdoses with firetruck, cops and  ambulance, at least 10 times, sometimes narcan was enough other times a hospital visit, the coroner came twice, sadly that was for girlfriends of the hanger oners.

My housekeeper does this - paper towels, toilet paper, tissues, dish soap, hand soap, laundry detergent - all are EITHER included in the base price OR itemized on my invoice when they are incurred.
