Include specifics about what's covered, overage charges, and how you'll track/bill utilities.

An appraisal fee in advance for an actual appraisal is legitimate, but you can find lenders that don't require appraisals and don't charge appraisal fees.

What are they charging per night? 

Not sure if it had something more to do with pandemic response to move to lower priced areas or what the motivation was.  

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

Of course there is upside to this as I can charge more rent but the property being vacant for two months also is it going to cost me around $1200 in mortgage payments as well.Another unit of mine unexpectedly went vacant beginning of the New Year.

So we were charged about $250 more than usual.

This is lower than usual though.Not complaining, just find it interesting. 

Not sure if that’s because I’m lower in the pecking order or if they are telling all investors it will be the later date.I’m also concerned with the potential impact on building costs.  

Use negotiation to lower the price from the “no go” asking price to a “go” lowerpurchase price.
