Location: appreciation potential, school system, different job sectors, good infrastructure, good local govt. 

My experience comes from the Energy sector, Renewables sector ( have my own solar company), as well but also CREI in MF, Shopping Centers, Industrial, etc, but I always wanted to get into the developer side of things, but not to just build but to create meaningful projects.

I’ve been in the rental sector for over 10 years with only 1 eviction.

Agreed, @Tyler Daniel Flinchum - the market opportunity for higher rents and better tenants is in the SFH sector, specifically the graduate/professional.

I know that condo owners have tried to circumvent it by going with Airbnb and others but the resort simply won't give them a key to use all the stuff.The bonus to the oceanfront is that from November 1st to February 28th you and your family/friends get to use it at your leisure. 

Even in the private sector, certain states requires a license just like conventional lenders.

Lower entry point to the market and the market met my criteria: diverse private-sector economic opportunity, military presence, millennial growth / presence.

My best guess is that they are going to prohibit it in the traditional old part of town and allow it in the newer annexed areas like Leisure Mountain, Reynolds Mountain, etc.
