I am currently only looking for deals that make a lot of sense and the one today offers 2X the cash flow per unit than is my average on my other units.

Sucks that our education program teach us nothing about this matter.I agree that competition is important for the market!

Also I am in the talks with another landlord for another airbnb arbritage opportunity where my real estate agent and I plan to negotiate with today only 7 minutes from my first airbnb.

Where I see mistakes made in the note space are:1. companies turn into marketing and education - they lose focus on underwriting and managing their business.2.

@Shawn Tuma & @Chris KayVery difficult in today's market to cashflow putting 0% down:(5-10 years ago it was possible, but prices have increased faster than rents.Your best bet is to find a property that needs work, but will still pass a VA appraisal/inspection. 

I'll be losing it, but I'm willing to consider it the cost of education.
