My other option with this property was to use it as collateral and get a line of credit on the home, then try to get a mortgage loan and use the line of credit as a down payment and afterwards refinance.

Even duplexes vs townhouses losing big time.NOI on SFH is much better than a single unit in 6-8-10 units buildings: less expenses (including CapEx with notorious roofs), easier to finance, easier to sell, and ROI is always better than caps on Multies.The only advantage I see of the multifamily that you finance it with using collateral at most but SFH with your credit and DTI ratio.
