No one went south or west to speak of those neighborhoods have been in steady decline since the 80s or so.. many boarded up commercial strip centers etc.. with the only tenants basically big box churchs.

Maybe that is family, friends, schoolmates, church people, work friends, or people in other clubs or activities that you are involved.Second is start thinking about who is moving....who is buying, who is selling and how do you get in front of them...are there companies relocating to your area, are there companies leaving, who's moving, are there vacant homes, are there investors, are there people who should be investors, are there foreclosures, are there people who are distressed, are there people who are getting married, or having babies, who want a bigger house, or a smaller house, or moving from house to condo, or farm to city, or city to country....think of all the reasons people buy and sell in your area...and then figure out how to contact them to offer your services and expertise.Best wishes and good luck.
