I am finding this to be the ‘chicken or the egg’ scenario.

It may not require much money to get started in that but, depending how you were grown is to do usually requires lying to the seller it's not as easy as you thought.

Again, we're talking about someone (probably lying) about not getting an email copy of a signed document.

or is this something a realtor is telling you and your believing because sellers and realtors lie .. sorry it’s true

All of those lies we were taught growing up are not true and the sooner we realize that, the better chance that we will succeed and we will believe in what's true.You will probably be better off by not spending your money on those rural rent houses built years ago no matter what you are being told. 

So, in lies another issue, financing to please the seller!

Implementing a "per guest" model can be difficult as guests are incented to lie about how many people will be staying.

Count your chickens when they hatch and your profits when you sell.

Just because you like chicken it doesn't mean you have to hate steak.
