Time spent reading biggerpockets, browsing the MLS, crunching numbers on potential properties, watching RE videos on YouTube...those are not rental real estate trade or business hours.Hours spent bookkeeping for the rental, interfacing with your PM, interfacing with contractors, interfacing with tenants, etc are generally ordinary and necessary rental real estate trade or business functions.Income tax law is complex.

What's the user interface?

I typically will have my clients in a portal on the MLS, but they still are going to use Zillow/Trulia(Due to it being well-known by consumers and the interface being very easy to use). 

Prettier interface than Stessa and lower APY on the bank account.

It won't show you all of them but it will let you browse a few. the best advise is to find a commercial realtor and let them show you around.  

@Jon Lee suggested some good places to start and you can also browse around BP and get contacts in your area.

With a very use-friendly interface and most all aspects of management covered, it is a great tool for any level of manager.
