I've aggregated my city's designs and infrastructure off their website and now I plan on tracking average selling values by neighborhoods.This is the best way I can imagine to build trends but if there is a better or easier way of doing it or if there was already an automated tracking system out there somewhere, I'd love to hear it.

@Adrian MarianoLenders can run you through automated underwriting DU or LP and if they approve you with 1 year tax returns, and they don't have an overlay that requires 2 years tax returns, then you might be fine with 1 year 1099.

Automated Underwriting (DU & LP) for Conventional loans can approve a higher DTI than the standard manual underwriting guideline.

They complete the form and fax it directly back to me.It's true, this is NOT an automated system and IMO, should not be. 

Some custodians are far more automated from a technology angle than others and many still require you to complete paper forms for every action.
