I see UTC as both a draw to the youth and retirees since one is able to take public transportation to employment centers of Sorrento Valley, the entertainment of the UTC Mall, get to Petco Park, Old Town, Downtown San Diego Mission Valley.

Since a renter cannot go without food, most will not go without medicine, they cannot go without transportation and most do not want their kids to go without these either, they have to pick and choose often which bills to pay and how much.Rent is usually the very first thing to get behind in emergencies.   

New transportation modes?

Almost all of Boston and Providence is 1920's homes.

That, combined with it's proximity to two strong rental hot beds (NYC and Boston) makes CT a prime "Secondary Market" in my opinion.

There are also numerous transportation construction projects planned and under construction linking Nashville to Clarksville to alleviate traffic as Clarksville is one of the fastest growing cities in the country.

I had planned on leaving my car on the street there overnight but was advised by family to make other transportation plans. 

It's in Boston though... probably a tough one for you, since you're in LA.

The builders and buyers keep moving further up North in the area though, mostly along the market/frankford transportation line.

up here in Boston and other places in the northeast, 60s and 70s is newer.
