I've never been to Travis or Bexar county sales, but imagine there is a lot of competition and money there. 

Depending upon the local laws, it may be possible that any similar property could be a STR just by a few clicks of buttons to post it online.  

Once you figure out a strategy that you want to do, next I would learn about potential markets for that strategy and focus on 1 or 2 markets that you have some kind of competitive advantage in (you live there and know the area, you have friends/family/a good realtor there etc). 

I've heard many people say the same as Ryan, that Airdna has been way off.I recommend people take a few minutes and manually check their competition to get the most accurate analysis. 

And, it drives away competition.

Could you have not added amenities to make yourself more competitive and increase your occupancy and nightly Rate?

We also pull a list of rental comps to determine the trend in what our competition is doing.

Berkshire Guard was the most competitive for 5+ unit properties in my state (Ohio) until they weren't and now just sent out letters to all their clients saying they are no longer offering coverage here at all - 100% non-renewal of the book of business.
