Even if it's been removed/remediated, you still have to provide the brochure due to the age of the house.I've never had a problem; my tenants (adults) know better than to chew the woodwork.

I'm sorry to hear you're having these issues.Your property mgmt company either misunderstood or is letting you down.One of my associates had a house in which large birds (maybe cockatoos or parrots, i don't remember - but i could ask him) caused a lot of damage to woodwork, like stair railings.I thought love birds were small.

I am with the tenant on the dog deposit, big dog small dog I don't see the difference, they pee on the floor or chew on the woodwork it doesn't matter what size they are.

hard money will work ,but wait now ,prices will coming down in 3 to 6 months.in mean time learn about arv.because down the road ,if you find a great deal.the money will find you.partners will come out of the woodwork if the deal is good.maybe partner up on first deal ,or use hard money and refinance down the road.there are many ways to come up with down payment,and it just takes one bank to say yes.realize their our certain banks you should be going to.not all banks the same.
