North port is a great growing market, and I would expect that you will do very well on your first property. 

This happens all the time, usually with heirs, but it can be squatters as well.

One has a 162k mortgage, $1250 tax,Insurance,%3.5 30 yr, worth at least 750,000 LTR rent $3200, #2- Los Angeles worth   $750k as well just did a remodel of 150 K, mortgage is 75,000 payment $700.tax,Ins, Mtr/str hybrid.

As for your ques if to wait, well, it depends on the market, in some parts of the country prices are still going up, slower, but still going up, other parts the prices are coming down, you know that area, what is happening there? 

HELOC rates are high right now as well, which most lenders would not give the full amount anyway (maybe $15,000-$20,000 max in a credit line) which would leave your only option to be FHA anyway and still be tight as your DTI would increase more based on that.
