I think you are safe in a "ski/outdoorsy" market, especially if it's an area that is already drawing in tourists!  

I visited Austin last November, 2019 as a tourist for the F1 race.

I’m sure there are other parts of FL that could work, but being near the ocean, in the oldest city in America with a national park, Fort Matanzas, helps to make it a top tourist destination year round.

Hello everyone, I recently renovated a vacation home in a tourist area that is vacant 90% of the year.

If we are able to build to back units = $4,800=$14,400/mo TOTALThe builder/general contractor partner can complete this in 3-4 months roughly based on his current projects.I have several investors ready to look at a contract, and how shares will work that don't have experience in real estate investing but are open and interested in trying.I am looking at a split of:-2 shares for myself for finding the deal and managing the project, working on construction and managing ongoing rentals -2 for hotel experienced partner for helping build and manage 6 units (has built 2 hotels, owns, and manages them in another country in a similar tourist environment, along with constructing 8 other rental properties) -1 for local builder/general contractor/reql estate investor with experience in the city in the same area with 4 projects and air b&b rentals in the area, and good relationship with city for permits, building code, and construction workers, plumbers electricians, etc etc.

Recommend you spend your vacations down there, away from the tourist environment.  

I see bad tourists up there all the time which is why locals are so against STRs.

I have to stop my clients from doing their “reflex” to just snap photos and make videos as if they are tourists.

I'm assuming you're in a good tourist area that's why you're offering Airbnb?

It doesn't have to be a prime "tourist" area.
