Lender-paid PMI (or LPMI) is a thing, and PMI doesn't have to paid monthly.So I would get a Loan Estimate from the lender, ask about points and origination charges, find out of PMI is being paid in lump sum, and that might be the key to why it seems like such a good deal on the surface.

On the surface a $100/month cashflowing property might not be bad, but without knowing your assumptions, potential rehab required, etc. others can't really offer any insight.

Rents don't move in a linear fashion with values but they will track direction-ally together; so, cash flow increases over time with an appreciation strategy.You can extract value/equity out of a property with a refinance...a sale or exchange is not required.The appreciation strategy is either long-term and you ride the cycles or you have to pivot at your planned exit value.
