I think if rates continue to climb prices will soften, but if your strategy is buy and hold it wont matter as LA rents will not dip.

You can soften the burden by giving them paid cash jobs here or there but other then that, believe in them to be strong as they have been and to get through it. if they really can’t get that $$ Discuss letting them out of the lease early to ease both your financial burden and so you can get a tenant you won’t lose sleep over.

I concur with Chrstine's approach... you could also 'soften up' the end of it by closing it with something like, "...while we don't have any available units at this time, I would recommend checking with <the name of a couple of big rental agencies in your town>.
