Negotiate, negotiate, negotiate... yes i was taking the sellers position and safety.. however its something to keep in mind if they balk a little one could offer this does not have to super high rate maybe just a tad over the wrapped rate. but one could show them the math on it and it might swing the deal plus when they learn that its a safer way to do these it could also put the buyer in good standing with the seller ??

He said its a safety issue and even a very high window with no sill is still no no...He said the glass will get broke and tenant cut while bathing.

Do mid term rentals listed through airbnb still need a separate, formal lease, similar to how a LTR would be set up.. or is the airbnb booking enough and provide enough safety to the landlord (e.g., tenant doesn't pay, destroys property, etc.)?

Jordan told us last year she manages around 200 units, and then she signed up to manage 19 of mine, so she is well over 200 units which is likely too many for a single person, but hiring more people and managing a team requires a different skillset than just being a property manager, I'm not sure Jordan has the skillset to run a team of people or manage tasks effectively but I'm trying to be patient with her since my units are all full now that I left Mcdonnell.Milltown Realty seemed to have a good management structure in place, they limit the number of units each property manager is responsible for and utilize a team approach for maintenance and other items.

Hi guys, I’ve bought my first STR home, and in 2 weeks got it furnished, met neighbors, found someone to “emergency manage’ and clean as I’ll be long distance, now all that’s left is my city- required safety inspection and a few more organizational things.

@Anant Radadia highly unlikely a Class A rental will cashflow for the first 3-5 years - investors look to this class for appreciation.Class B you have a better chance, but you need to be picky and patient!

I would ask her why, chances are it is a safety issue on her part and she would feel more secure with cameras.
